|Description||Before raising money for the first deal, we thought the primary reason accredited investors would passively spend money on our deal could be as a result of return. However, with there being other syndication and investment avenues to which a venture capitalist may go, offering solid returns cannot be the driving factor. So, if returns aren’t their primary motivation, what is? We have simplified the passive investors’ three primary reasons behind investing in a flat syndication:|
1. My financial resources are in good hands
2. I will be updated on relevant facts about the sale
3. The process is hassle-free
Need #1 - Is my profit good hands?
The main objective when managing other people’s money should be capital preservation. Like all investment, you'll find never guarantees - not for returns or the preservation of capital. So, I want to are aware that you happen to be proactively mitigating any major risks through the following these investing principles:
1. Don’t buy for appreciation
2. Don’t over leverage
3. Don’t get expected to sell
Also i have to trust you being a person. I have to have a very good feeling in regards to you and honestly think that you've my favorite interests in your mind. This trust created from the length superiority our relationship by you demonstrating your expertise through your experience, your team or maybe your thought leadership. With this particular trust, I'll be certain that you'll have wise practice, make good decisions, conservatively underwrite the sale, perform all the required research before purchasing a condo and at the absolute minimum, meet the projected returns you outlined. Finally, I wish to know that you are a responsive communicator. When there is an issue with the offer, I really want you not only to notify me in the issue, but have a very proposed solution at the same time. Of course, if I reach out to you using a question or concern, I expect that same lightning quick response with the answer.
Need #2 - Will I be provided status updates around the deal?
Additionally, I wish to be provided ongoing status updates from the project. On a regular basis, I want a director level - not really a CEO or entry-level employee level - update for the handle supporting data. To accomplish this, the syndicator has to provide their investors having a monthly email update that also includes the subsequent information:
1. Distribution details
2. Occupancy and pre-leased occupancy rates
3. Actual rents vs. projected rents
4. Capital expenditure updates with pictures of the progress
5. Relevant market and/or submarket updates
5. Any issues, plus your proposed solution
6. Any community engagement events
Need #3 - Is the process hassle-free?
Finally, I want a hassle-free process. The reason I'm a passive investor is simply because I would like to park my money in a smart investment and not have to worry about doing one of the day-to-day operations. I need a monotonous investment with little to no surprises. All I would like to do is see the monthly email updates and receive my distributions. So, to effectively provide investor distributions, generate a direct deposit, instead of sending checks in the mail. Only do reach out which has a concern, I'd like a simple resolution with minimal forwards and backwards. Therefore, you should proactively address potential concerns within your monthly updates and when an investor features a concern, have a solution in place just before replying.
